‘Hassle Free’ property investment
Investing in an Evanridge Property Partnership means there is no requirement for an investor to be involved in the acquisition, disposal or day to day management of the property asset, with Evanridge Properties assuming responsibility for:
The identifion of potentially suitable properties for acquisition by the Partnership within the Partnership investment criteria. Negotiating the detailed terms of acquisition for each Property including full due diligence on the financial soundness of occupational tenants. Negotiating suitable bank financing [and where necessary mezzanine finance] for the acquisition of each property on the most favourable terms.
Developing and implementing a business plan for each property on a strategic basis to enhance the investment return. Dealing with all day to day property management issues, including rent collection and review, janitorial services, repairs and maintenance, property insurance and ensure compliance with all local regulatory and accounting requirements.
Exploring opportunities for the profitable realisation of the property within the investment timescales envisaged in the Partnership’s investment policy and recommend disposals to the Partnership.

Low Fee Structure
Evanridge Properties has a policy of adopting a low fee structure combined with a performance related bonus for each of its Property Partnerships. In other words, we are rewarded by results delivered not by high ongoing fees. This ensures we have a strong incentive to acquire property assets that will deliver attractive returns and places investors interests at the forefront of our investment decisions.
